Robert Mowat Associates were the land planners on this 25.5 acre site that included two riparian drainage ways identified by the City of Livermore as important seasonal wetland areas to be preserved. RMA working closely with the client presented various concepts to preserve the riparian areas while maximizing the allowable unit count and size of the lots. The land plan was to be in strict conformance with the South Livermore Specific Plan. An ultimate land plan of 24 units, approximately 1 DU/acre was achieved through the creative use of planning and preservation. The rural atmosphere of the region was preserved in the land plan while also allowing for economies of scale in the layout of the home lots. Two separate riparian habitats were preserved in the plan to the City’s satisfaction. Also included in the plan was a Class 1 bikeway and winery site.
