A large homebuilder hired Robert Mowat Associates to land plan this narrow rectangular site which was formerly a mobile home park. RMA land planned the site preserving a majority of existing trees. In addition to tree preservation was a strict sunlight ordinance which the land plan succeeded in complying with City standards. Our firm working closely with the City showed detailed plans and studies which illustrated that final roof forms would shade no more than 10% of adjoining roofs during the shortest day of the year. RMA prepared a number of alternate land plan scenarios so as to maximize density. The ultimate land plan yielded 22 units for the 1.88 acre site for a final 11 DU/acre. The development was approved and built out as planned.
