Bel Aire Heights

Set within a steep hillside landscape in San Mateo County, Bel Aire Heights is a new 19-lot residential subdivision shaped by dramatic topography, long-distance views, and a complex network of public and private infrastructure. From the upper slopes, the site opens toward layered views of the Santa Cruz Mountains, Spring Lake, and the San Francisco Bay, creating a rare residential setting where landscape, infrastructure, and regional identity all had to be carefully integrated.

Robert Mowat Associates developed a holistic landscape vision for the community, transforming a technically constrained hillside site into a cohesive neighborhood environment. The design approach balanced entry experience, community identity, utility coordination, public trail access, view enhancement, fire-conscious planting, storm water management, and long-term hillside restoration into one unified landscape framework. The uploaded common-area plan identifies these same core systems, including C-3 basin planting, woodland buffer restoration, fire-conscious planting, infrastructure screening, public access trail, habitat restoration, slope stabilization, and adjacent property engagement.
